AC Maintenance and Tune-Ups in Arlington, TX
Seasonal AC and furnace tune-ups for Arlington homes, so small problems get fixed before the hottest and coldest days.
Home and light commercial

Catch AC Problems Before the Hottest Day of the Year.
The Dallas/Fort Worth area averages about 20 days a year at 100 degrees or hotter. On those days your AC runs nearly nonstop, and a weak capacitor, a dirty coil or a half-clogged drain line is most likely to fail.
A tune-up is AC service before anything breaks. A technician cleans, tests and adjusts the system so it runs the way it should, and tells you about anything that's wearing out while it's still a small fix.
We do AC and HVAC maintenance for homes and light commercial buildings across Arlington, for central air, heat pumps and gas furnaces.
What an AC Tune-Up Covers
Coils cleaned. The outdoor condenser coil and indoor evaporator coil are cleaned so the system can move heat. Dirty coils make the AC run longer for the same cooling.
Refrigerant level checked. The charge is measured, not guessed. A system that's low has a leak somewhere, and we'll tell you before anything is added.
Electrical tested. Connections are tightened, and the capacitor, contactor and motors are tested. These are the parts that fail most in summer heat.
Drain line cleared. The condensate drain and pan are checked and flushed. In an attic system, a clogged drain can end up in your ceiling.
Airflow and blower. The blower is cleaned and adjusted, and airflow is checked so every room gets its share.
Thermostat and controls. Settings and controls are checked so the system turns on, cools and shuts off properly.
Filter. The filter is checked and replaced if you have one ready, and you'll know what size to buy.
Fall Heating Check
A furnace that sat unused all summer is most likely to have trouble on the first cold night. The fall check covers:
- Gas furnaces: gas connections and pressure, burners, igniter, flame sensor, heat exchanger and venting.
- Heat pumps: reversing valve, defrost controls and backup heat.
- All systems: thermostat, electrical connections, blower and filter.

When to Schedule: Spring for AC, Fall for Heat
HVAC companies get busy once summer and winter arrive. ENERGY STAR recommends checking the cooling system in spring and the heating system in fall.
- AC tune-up: March or April, before the first long run of hot days.
- Heating check: October or November. The average first freeze at DFW is around November 22.
Missed spring? A summer tune-up still helps, especially if the AC is struggling to keep up.
What You Can Do Between Visits
- Check the air filter every month. Change it when it looks dirty, and at least every few months. The Department of Energy says replacing a dirty, clogged filter can cut an AC's energy use by 5% to 15%.
- Keep the outdoor unit clear. Trim plants back at least 2 feet, and clear away leaves, grass clippings and cottonwood fluff.
- Watch the drain. If you see water in the drain pan under an attic unit, or the system shuts off on its own in humid weather, the drain line may be clogging. Call before it overflows.
- Listen for changes. New buzzing, clicking or squealing is worth a call before it becomes a breakdown.
How a Tune-Up Works
Call or send a request. Tell us what kind of system you have and when works for you.
The visit. The technician works through the checklist, indoors and out.
What we found. You get a plain report on the system's condition. If something needs repair, you get the price first.
You decide. A tune-up isn't a sales call. Nothing extra is done unless you say go.

AC Maintenance FAQs
How often should my AC be serviced?
Once a year, in spring, before the heavy cooling season. If you also have a gas furnace or heat pump, add a heating check in fall. In Arlington that means two visits a year for most homes.
How much does AC maintenance cost in Arlington, TX?
You'll know the tune-up price when you book. If the technician finds something that needs repair, you get that price before any work starts, and you decide whether to go ahead.
Does a tune-up include adding refrigerant?
No. An AC is a sealed system, so if it's low on refrigerant, it has a leak. Adding refrigerant without finding the leak only buys time. We'll check the level, and if it's low, you'll get a price to find and fix the leak.
How often should I change my air filter?
Check it every month and change it when it looks dirty. In summer, when the AC runs all day, that can be every month or two. Homes with pets or a lot of dust need changes more often.
Can I clean the outdoor unit myself?
You can keep it clear. Turn the power off at the disconnect box next to the unit, then clear away leaves and grass and gently rinse the coil with a garden hose. Don't use a pressure washer, and don't bend the thin metal fins. Coil cleaning inside the unit, electrical and refrigerant checks are a technician's job.
My AC is only a year or two old. Does it need a tune-up?
Yes. A new system still collects dust, still has a drain line that can clog, and still needs its charge and electrical checked. Regular maintenance keeps it running at the efficiency you paid for.
Do you service car AC?
No. We service home and light commercial heating and air conditioning systems only.
